April Board Meeting Update

Below is a summary of key updates and decisions from this month’s Board meeting:
Financial Update
The Board reviewed and unanimously approved the monthly financials.
- Short Term Assets Balance: $371,000
- Reserve and investment balances: $780,000

- New tables for pool area
Court Survey Results
Below is the final result of the survey on interest of the community on pickleball:
Would you like to see pickleball permanently added as an amenity at Brookhaven?
No – 75
Yes – 116
- Modify one (1) of the tennis courts – 74
- Modify the basketball court – 7
- Build a separate pickleball space – 35
Of the 191 that responded, 61% would like a permanent pickleball amenity with 64% of those preferring a court converted.
The current Board continues to review options, weighing the investment vs. impact.
Community Maintenance & Improvements
Street Turnover to NCDOT
- NC DOT and vendor are meeting to walk-through the streets to understand what repairs are necessary. This is expected to be done by the end of May.
Antioch Church/Forest Lawn Traffic Signal
- Survey company has been out twice to mark utilities
- Anticipated to begin in May/June
Brookhaven Street Repaving
- Per Indian Trail engineer the remaining streets of Brookhaven are being resurfaced and should be completed by the end of July
Tree Work
- SavaTree has finished removing the majority of dead or at-risk trees along the walking trail and common areas
Landscaping
- The landscape vendor has begun making repairs to landscape lighting throughout the community.
- The landscape vendor will begin irrigation repair throughout the neighborhood. Many irrigation lines are non-functioning and due to the lack of rain, some of the entrance flowers and turf throughout the neighborhood are struggling to grow. After the irrigation is repaired turf restoration will be a priority.
- Shrub Removal in median near main entrance
Clubhouse & Amenities
Clubhouse
- Roof replacement was completed
- Exterior painting was completed
Tennis
- Tennis Gazebo has been repaired and repainted
- Tennis committee has installed windscreens
Pool
- A recurring water-level issue is being repaired. The pool management company has implemented what they believe is a long-term repair to solve a cracking issue between the main pool and the lazy river.
Basketball
- We have heard the feedback from the community and are getting estimates to upgrade and replace our current broken/damaged basketball hoops. We will be moving to permanent 10 foot hoops.

- Future fitness center upgrades (planning phase)
- Vegetation trimming request on Chestnut Ln from the Town of Indian Trail
- NLS Tree Policy
