Community Update Regarding E-Bike Activity

Dear Homeowners,

The Board of Directors is aware of recent concerns regarding groups of individuals operating e-bikes within the community. Reports have included unsafe operation, harassment of neighbors, trespassing, and property damage.

The Board takes these concerns seriously and is actively working with local law enforcement to better understand available enforcement options and best practices. As e-bikes have become more common, many municipalities are continuing to evaluate how existing laws apply to this evolving technology.

In the meantime, we ask homeowners to help by reporting incidents to the appropriate authorities when necessary.

If you witness criminal activity such as vandalism, trespassing, property damage, threats, or other unlawful behavior, please contact the local police department as soon as possible. Prompt reporting allows law enforcement to respond, document incidents, identify patterns of behavior, and take appropriate action when warranted. If there is an immediate threat to persons or property, call 911.

The Association is responsible for maintaining and enforcing the governing documents on Association-owned common areas and amenities. Public streets, public sidewalks, and privately owned lots are outside the Association’s jurisdiction and are generally the responsibility of the applicable property owner and local law enforcement.

If an incident occurs on Association property, please report it to law enforcement and notify Cusick (Meredith Johnson Emerson, [email protected]) so the Board can review whether any action is appropriate under the governing documents.

Please note, however, that the Association’s enforcement authority generally applies only to owners, residents, and their guests who are subject to the governing documents. If an individual involved does not live in the community or is not otherwise subject to the Association’s governing documents, the Association’s ability to take direct action is limited. In those situations, local law enforcement is the appropriate authority to investigate and address unlawful behavior.

For your safety, we encourage homeowners not to confront individuals engaged in unsafe or unlawful behavior. Instead, report the incident to law enforcement and, if it involves Association property or amenities, notify Cusick so the incident can be documented and reviewed.

We appreciate everyone working together to help keep our community safe. The Board will continue coordinating with law enforcement and will share additional information or guidance with the community as it becomes available.
