March Board Meeting Update

Dear Neighbors,

Below is a summary of key updates and decisions from this month’s Board meeting:

Financial Update
The Board reviewed and unanimously approved the monthly financials.

  • Short-Term Assets Balance: $386,000
  • Reserve and Investment Balances: $780,000

Monthly Expense Highlights:

  • Insurance
  • Social Committee events (Makers Market, Holiday Party, Gingerbread Contest)
  • Forest Lawn landscape light repair
  • Clubhouse fence repairs and parking lot sign repair

Community Maintenance & Improvements

Street Turnover to NCDOT
There are no significant updates this month. We continue working with NCDOT regarding the potential transfer of street maintenance responsibility. The required scope is more extensive than originally anticipated and may include tree removals, curb repairs, repaving, stormwater improvements, and ADA ramps. Legal counsel is assisting with this process.

Main Entrance Streetlight
Per discussions with Weddington’s Mayor, installation remains on track for late spring/early summer.

Walking Trails
A repair quote has been received for sections of the asphalt trail. Some areas may require tree root removal. The Board is continuing to evaluate before making final decisions.

Tree Work
Dead trees have been identified in common areas. A vendor has been contacted to provide a no-cost assessment and removal recommendations.

Landscape Lighting
The landscape vendor will begin repairs to landscape lighting throughout the community.

Clubhouse & Amenities

Clubhouse Roof & Painting

  • Roof replacement (insurance claim) is complete (February 25–26).
  • Exterior painting will begin this week with more details to follow.

Pool
A recurring water-level issue is being repaired by the vendor at no cost to the HOA.

Fitness Center
The Fitness Center Committee updated the children’s area at minimal cost, revitalizing an underused space.

Holiday Lighting
The Board is aware that the holiday lights were not removed in a timely manner. The Board removed the lights directly and has withheld a portion of the vendor’s payment. The Association will not be utilizing this vendor for future holiday lighting services.

Items Under Review

  • Future fitness center upgrades (planning phase)
  • Shrub removal in the median near the main entrance
  • Tennis and Pickleball survey results
  • Vegetation trimming request on Chestnut Lane from the Town of Indian Trail
  • Waterslide resurfacing proposal

Reminders

Community inspections occur on the last Thursday of each month.

Clubhouse parking is reserved for homeowners and guests actively using the amenities. Vehicles parked at the clubhouse for more than 48 hours will be towed at the owner’s expense.
